Arrivas Village is the first TND community project approved in Brevard County, FL. Due to strong market analysis indicators, MDS recommended to Viera Company/Viera Builders that Brevard County and Viera were ready for its first Traditional Neighborhood Development. These $290,000-$350,000 2-story homes are  integrated into a Master Plan of parks, lakes, and within walking distance to a future Town Center.

Each of the 8 models has 3 elevation variations as well as multiple flex options such as Bonus Rooms and Golf Cart Garages. Courtyard options include pools or fountains. Plans offer 3-5 Bedrooms.  Living Square feet range from 1630 Sq. Ft. to 3292 Sq. Ft.

MDS lead both the land planning and product design.
MDS’s urban planners and designers, Bobby Morales, ICA, AIBD, Bud Lawrence, ICA, AIBD and Todd Bonnett, RLA, were inspired by the town planning and architecture of Florida’s oldest city, St. Augustine. These zero-lot line detached homes feature beautiful and intimate side courtyards. Courtyards are accessible from the front and back of the home.
Each model has 3 elevation styles to choose from. (“A”, “B”, “C”), offering St. Augustine, Spanish Eclectic, and Mediterranean respectively.

Charrette Design Process


A charrette is an intensive planning session that expedites the schematic design phase from many weeks to just a matter of days. It is typically held near the project site, where stakeholders, such as developer, builder, municipalities, and others collaborate with the planners and designers on a vision for development. Charrettes provides a valuable forum for ideas and offers the unique advantage of giving immediate feedback/response to stakeholders and designers.

What normally would take several months was accomplished in a matter of days by charrette. Bobby Morales, ICAA, AIBD and Bud Lawrence, ICAA are both certifies NCI charrette administrators.
